Set within a Victorian terraced house in Clapham Junction, this two-bedroom apartment has been carefully reconfigured by BEStudio Design to address the challenges of compact urban living. The scheme prioritises spatial efficiency, natural light optimisation, and material clarity, resulting in a calm and highly functional interior.

The design approach centres on a restrained material palette, allowing texture, proportion and light to define the space. Bespoke joinery is used strategically to maximise storage without compromising visual openness, while integrated lighting enhances depth and highlights key surfaces throughout the apartment. Natural timber introduces warmth, balancing the clean architectural lines and contributing to a cohesive, residential feel.

The bathroom exemplifies the project’s material-led approach, combining heritage references with contemporary detailing.

Our 1901 Sherwin Biscuit ceramic wall tiles (240x69mm) are specified across the majority of wall surfaces, laid in a vertical format to subtly emphasise ceiling height and create a sense of elongation within the compact footprint. The gloss finish enhances light reflectivity, an important consideration in smaller spaces, while the slim format introduces a refined, tactile quality reminiscent of traditional ceramic tiling.

In contrast, Terrazzo Light Stone Natural porcelain tiles (600x600mm) are used across the floor and extended vertically to key feature zones, including the shower back wall and above the WC. This continuity of material helps to visually zone the space while maintaining a cohesive envelope. The terrazzo surface, with its dispersed marble-like aggregates, introduces controlled variation and visual depth without overwhelming the scheme.

The interplay between the linear rhythm of the 1901 tiles and the larger-format terrazzo creates a balanced composition—pairing fine detail with broader surface continuity. This contrast is further enhanced by the natural light drawn in through the existing window, which plays across the gloss and matt finishes to add movement and subtle variation throughout the day.

The result is a carefully resolved interior where material selection, layout and lighting work in unison to enhance both functionality and user experience. By combining traditional references with contemporary specification, the scheme delivers a timeless yet highly practical solution—well suited to modern urban living.
